Docket No. 08030017 ADLS Amend: The Corner - Signage The applicant seeks approval for 2 new multi-tenant ground signs. The site is located at 11588 Westfield Blvd. It is zoned B-3/Business within the Carmel Dr. - Range line Rd Overlay. Filed by Paul Reis of Bose McKinney & Evans LLP for Corner Associates, LP. The petitioner seeks design/color/materials approval for two multi-tenant ground signs. The existing sign will be removed. Please refer to your informational packet for more detail. On November 26, 2007, these two ground signs received BZA variance approvals for: A ground sign in Carmel DrlRangeline Rd. Overlay, Total Number of signs per tenant, Not all tenants not represented on ground sign, Height of ground sign, and Sign located in ROW. The approval included a condition that the City will not need to compensate for the sign if there is any acquisition of road right -of-way in the future. The signs will each highlight six of the ten tenants. If all of the tenants were listed, the readability would go down greatly. The grades decline from the roadways into the Center. In order to make the sign level, the height of the sign will be increased one foot six inches along Range Line Road and one foot eight inches along I 16th Street. The overall height of the sign is only five feet, but the additional heightlsignage at the base makes the sign exceed the six-foot maximum. Each ground sign will be five feet tall by twelve feet wide (60 sq ft). Each ground sign's size is about 42 square feet (when only looking at text). The buildings are set back 200 to 400 feet from the respective roads. Because of this distance, the Department feels the additional signage at the roads would help the tenants have better visibility as people are passing. The signs will be internally illuminated. The letters will appear white. The petitioner will be removing two parking spaces and adding a landscaped area around the sign bases. If the site were to be redeveloped completely, these ground signs would not be allowed. The petitioner spoke with the City Engineering Department about the sign locating within the proposed road right of way, as prescribed by the 20-year Thoroughfare Plan. Technically, the land is still owned by the Petitioner who does not have any problem with the sign being within the proposed road right of way; if the City ever needs that land for road improvements, the sign would be removed. The Department of Community Services recommends the Special Studies Committee approve the request after all comments and concerns have been addressed.
