The grant of this variance will not be contrary to the public interest, due to the existence of
special condition(s) such that enforcement of the zoning ordinance will result in unnecessary
hardship because: The house is located 14 feet from 116th Street and undesirable for
residential use.
2.
The grant ofthis variance will not be injurious to the pu blic health, safety, morals and general
welfare of the community because: A flower ShOD is low traffic retail. the site will be
improved ecologicallv. the access from Grav Road is approximatelv 200 feet south of 116th
Street and creates no safety issue and the proposed use is not a detriment to the communit\!.
