The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: D the addition of a second wall sign will not have any impact on the public health, safety, morals or general welfare of the community. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: o the additional wall sign is consistent with multi-tenant office building signage. 3. I I U r--l U o u [J D U U l!1J PAN AT TON I'" PANATTONI DEVELOPMENT COMPANY) LLC Carmel Clay Board of Zoning Appeals Docket No. 08030013 V Description of Request and Statement in Support D o o u o D U Panattoni Development Company has developed and constructed the first of three proposed buildings in the commercial development known as City Center at Penn Plaza located at the northeast comer of Pe1U1sylvania Street and City Center Drive in CarmeL (Please see aerial photo under TAB 4.) The current building, (#2), has frontages on City Center Drive and Pe1U1sylvania Street which allow for two wall identification signs. It is anticipated that this building will have three major tenants. One major tenant is already located in the building. In order to attract and retain three major tenants, Panattoni is requesting a development standards variance to allow for a second wall identification sign facing City Center Drive. This 3 story office building has 138,500 square feet of gross floor area with 3 large floor plates which make it attractive to large tenants. As stated above, Panattoni is actively marketing this building for lease to at least three major tenants. In order to attract and maintain major office tenants, external wall signage becomes extremely critical for the landlord and the tenant. This will be especially true in the case of the third major tenant for this building. In order to provide signage to this third major tenant, Panattoni needs to be able to add a second wall identification sign to the south facade of the building along City Center Drive. The building frontage along City Center Drive is over 340 feet. Because of this significant frontage, the addition of the second wall sign, which will conform to the sign area requirements of the Zoning Ordinance, will not have a detrimental effect on the aesthetics or design of the building nor have any effect on the commercial and industrial developments adjacent to this building.
