Overlay.
The site is located at the NE corner of US 31 (Meridian) and W. Main Street and is zoned Old Meridian Special Use
(OMSU), S2, and is within the US 31 Overlay.
Filed by Eugene Valanzano of Baker and Daniels for Browning Real Estate Partners and the City of Carmel.
Petitioner, please note the following:
1. Mailed and Published Public Notice needs to occur no later than Friday, February 23,2007. Published
notice is required within the Indianapolis Star.
3. The Filing Fee and Fifteen (15) Informational Packets must be delivered to Plan Commission Secretary
Ramona Hancock no later than NOON, Friday, March 9, 2007. Failure to submit Informational Packets by
this time will result in the tabling of the petition to the April 17, 2007, agenda of the Plan Commission.
4. Proof of Notice will need to be received by this Department no later than Noon, Friday, March 16,2007.

The site is located within the US 31 Corridor sub-set ofthe Regional Commercial/ Employment Area
recommendation of the 1997 Carmel/Clay To\\nship Comprehensive Land Use Plan. The eurrent primary or
underlying zoning classification for the site is S-2, which provides for single family development. However, the site
is also located in US 31 Corridor Overlay District prohibits further residential development. Therefore, the site
must be rezoned to have any potential for development. The requested rezoning to the 8-6 classification would
allow for high intensity office, hoteror retail development consistent with the 1997 Carmel/Clay Township
Comprehensive Land Use Plan recorrunendations, the Carmel/Clay 2020 Vision plan recommendations and will be
subject to future ADLS review and approval by the Plan Commission at the time of development.
