7. Docket No. 07020012 Z: 1328-1440 W. Main Street Rezone
The applicant seeks to create to rezone property from OM/SU and S2 within the US 31
Overlay to B6 within the US 31 Overlay.
The site is located at the NE comer of US 31 (Meridian) and W. Main Street and is zoned
Old Meridian Special Use (OMSU), S2, and is within the US 31 Overlay.

The applicant seeks to rezone 21 acres from 82 to B6 for the purposes of establishing office uses.

These properties are located within the US 31 Overlay Zone. Both the Comprehensive Plan and
the Zoning Ordinance support and encourage a rezone from residential use to commercial use for
areas within this overlay.
This item was heard at the March 20th Plan Commission meeting. No one spoke in opposition.
The Plan Commission had questions regarding the future street improvements in the area,
including US31. Engineering has consulted with the applicant regarding future needs in the area,
and details (including right of way dedication) will be worked out dumg the Development Plan
phase of this proj eel. It is understood that improvements to the US 31 intersection will be
controlled by the state, and that these improvements must be considered when planning the site
layout and building design.
This petition is for the rezone only, and a subsequent DP and ADL8 would return to the Plan
Commission for public hearing and review if these parcels are successfully rezoned.
The Department recommends that this item be sent the full Plan Commission with a
positive recommendation.
