The applicant seeks to create to rezone property from OM/SU and S2 within the
US 31 Overlay to B6 within the US 31 Overlay.
The site is located at the NE comer of US 31 (Meridian) andW. Main Street and
is zoned Old Meridian Special Use (OMSU), S2, and is within the US 31 Overlay.
Filed by Eugene Valanzano of Baker and Daniels for Browning Real Estate
Partners and the City of Carmel.
The applicant seeks to rezone 21 acres from S2 to B6 for the purposes of establishing
office uses. This property is within the US 31 Overlay Zone. See the information packet
for full details.
These properties are located within the US 31 Overlay Zone. Both the Comprehensive
Plan and the Zoning Ordinance support and encourage a rezone from residential use to
commercial use for areas within this overlay.
This petition is for the rezone only, and a subsequent DP and ADLS would return to the
Plan Commission for public hearing and review ifthese parcels are successfully rezoned.
The Department recommends this item be sent to the March 29th Special Studies
Committee meeting for further review and discussion.
