The applicant seeks to create to rezone property from Rl to B5.
The site is located at 10403 Pennsylvania Street and is zoned R 1 within the Home
Place Overlay.
Filed by Marshall Andich (owner).
The applicant seeks to rezone a residential property from R3 to B5 for the use of
neighborhood scale office/commercial use. Given this site is located in the West Home
Place Commercial Corridor - Low Intensity, a rezone to the B5 zoning designation is
generally supported.
The West Home Place Commercial Corridor - Low Intensity calls for lower intensity
residential scale commercial development. The intent ofBS zoning is to provide for low
intensity office uses that act as a buffer for residential areas or are intermixed with
residential areas. The B5 district allows for a compatible mixture of both office and
residential uses.
The current use of this property is a double residential structure. This use is permitted in
both the current R3 zoning, and the proposed B5 zoning. If this propeliy is rezoned, it
will require DP/ ADLS approval prior to any nonresidential use.
This item bas been continued to the January 16th meeting due to public notice
requirements not being met.
