Ingersoll Rand - Signage The applicant seeks the following development standards variance approval: Docket No. 08030034 V Section 25.07 Sign Chart C Address sign size requested larger than permitted The site is located at 11819 Pennsylvania S1. It is zoned B-2, Heavy commercial and office uses. Filed by Kurt Goertemiller of Grubb and Ellis for Ingersoll Rand. General I nfo: The site is located at the northeast comer of Pennsyl vania S1. and College Dr. The applicant is requesting address numbers and letters for the front (facing west towards Pennsylvania S1.) of the main building and the rear of all three buildings. The address numerals will face the ITont and letters identifying the building will face the rear. Analysis: All buildings are allowed to have the address numbers and letters (if applicable) and the Sign Ordinance regulates those sizes. The petitioner would be allowed only 3.5" tall letters because they are about 150' away from the road. They would need to be 200' or more in order to have 7" letters, and 400' away to have 14" letters. The petitioner is proposing 12" numerals for the main address sign (facing west) and 24" letters for the rear of the buildings (facing east). Please refer to your packets for a good visual comparison. The Department feels that these proposed sign sizes are acceptable because they will help customers as well as the police and fire vehicles to accurately identify the building. The site is heavily wooded and a sign any smaller would pose the potential that the signs would not be seen from the street. The scale of the buildings and letter sizes were considered for both sides of the building. The signs will not be illuminated. They will be flush mounted to the sides of the building. The color is black. Findings of ract: Address sign size requested larger than permitted 1. The approval of this variance ~ill not be injurious to the public health, safety, morals, and general welfare of the community because: an address sign is a necessary entity for building identification. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: having an address sign simply identifies the building, just the same as other buildings near this property. 3. The strict application of the terms of the Zoning Ordinance to the property will result in a hardship in the use of the property because: the sign size permitted will not be seen from the road and may cause difficulties for people trying to find the building, especially fire and police services. Recommendation: The Dept. of Community Services recommends positive consideration of Docket No. 08030034 V after all concerns have been addressed.
