The premises in question is paliicularly physically suitable for the proposed Special Use because: The proposed worship sanctuary addition and other site modifications relate to the operation of the existing church and will be compatible with the existing use of the prooertv. 2. The Special Use will not injuriously or adversely affect economic factors, such as cost-benefit to the community and its anticipated effect 011 surrounding property values because: In addition to the Response No. ] above, the proposed worship sanctuary addition and other site modifications will be compatible with the other existing buildings and uses 011 the property and will not iniuriously or adversely affect the economic factors pertaining to the community or to surrounding propelty values. 7. The Special Use will be consistent with social/neighborhood factors, such as compatibility with existing uses and those permitted under current zoning in the vicinity ofthe premises lUlder consideration and how tbe proposed Special Use will affect neighborhood integrity because: In addition to Responses No. 1 and 2 above, the proposed worship sanctuary addition and other site modifications will be consistent with social/neighborhood factors because the proposed modifications will have the same use as the other buildings that are currently on the property. 8. The Special Use will not injuriously or adversely affect the adequacy and availability of water, sewage, and stann drainage facilities and police and fire protection because: In addition to Responses No. L 2 and 3 abovc. the rCQuested special use amendment will not injuriously or adversely affect the adequacy of water, sewage and stann drainage facilities and police and tire protection because all of these services currently serve the property and will have the capacity to continue serving the property in connection with the proposed building addition and other site modifications. 9. The Special Use will not adversely affect vehicular and pedestrian traffic in and around the premises upon which the Special Use is proposed because: In addition to Responses No. ], 2, 3 and 4 above. this soecial use amendment request will not adversely affect vehicular and pedestrian traffic in and around the site because the current church facilities are located on approximately 80 acres and is adjacent to two (2) maior roadwavs. The site is large enough to accommodate another proposed building addition and other site modifications. 10. The Board has reviewed the requirements of Ordinance Z-160, Section 21.03 (1-26) as they relate to tbis Special Use, and does not find that those criteria prevent the granting of the Special Use: In addition to Responses No. 1, 2, 3, 4 and 5 above, the Board does not find any criteria in the Zoning Ordinance that would prevent the granting of this special use amendment request. DECISION IT IS THEREFORE the decision of the CanneVClay Board of Zoning Appeals that Special Use Docket Number 08020026 SUA is granted, subject to any conditions stated in the minutes ofthis Board, which are incorporated herein by reference and made a part hereof. The Special Use will not adversely affect vehicular and pedestrian traffic in and around the premises upon which the Special Use is proposed because: In addition to Responses No. I, 2, 3 and 4 above, this special use amendment request will not adversely affect vehicular and pedestrian traffic in and around the site because the current church facilities are located on approximatelv 80 acres and is adiacent to tv.o (2) major roadways. The site is large enough to accommodate another proposed building addition and other site modifications. 10. The Board has reviewed the requirements of Ordinance Z-160, Section 21.03 (1-26) as they relate to this Special Use, and does not find that those criteria prevent the granting of the Special Use: In addition to Responses No. J. 2. 3.4 and 5 above. the Board does not find any criteria in the Zoning Ordinance that would prevent the granting of this special use amendment request.
