The applicant seeks the following development standards variance approval:
Docket No. 08030013 V Section 25.07.02-10 Additional wall sign
The site is located at 1320 City Center Drive and is zoned B3IBusiness - Office.

General Info: The site is located at the northeast comer of City
Center Dr. and Pennsylvania S1. The building is no longer under
construction. One major tenant has already moved in and has
their sign installed on the southwest comer of the building
facing City Center Dr. An additional sign is permissible to face
Pennsylvania St. This variance is required because the Petitioner
would like a second sign to face City Center Dr. for a potential
third major tenant.

Analysis: The proposed sign would be 105 sq. ft. in area and
would be located on the south fac;:ade of the building near the
east corner. An ADLS Amendment would be required for the
approval of the design of that sign. The building is over 350 feet
in width. A second sign facing City Center Dr. would not be in
excess because of the size of the building and its presence in an
all business zoned area. There is no residential zone nearby.
There is a hotel to the west, however its orientation is north and south - therefore not negatively affected by a sign
facing south on this building.
Findings of Fact: Number of signs
1. The approval of this variance will not be injurious to the public health, safety, morals, and general
welfare of the community because: the addition of a second wall sign will not have any impact on the
public health, safety, morals or general welfare of the community.
2. The use and value of the area adjacent to the property included in the variance will be not affected in
a substantially adverse manner because: the additional wall sign is consistent with multi-tenant office
building signage.
3. The strict application of the terms of the Zoning Ordinance to the property will result in a hardship
in the use of the property because: signage for major tenants in a multi-tenant office building is critical
for the tenants and the success of the development.
Recommendation:
The Dept. of Community Services recommends positive consideration of Docket No. 08030013 V after all
concerns have been addressed.
