Docket No. 08010011 DP/ADLS: Old Meridian Plaza (RA Franke, lot SA) The applicant seeks site plan and design approval for a 4-story mixed use officelretail building. The site is located at 12863 Old Meridian St. and is zoned Ol\lllMU- Old Meridian, Mixed Use. Filed by Ersal Ozdemir of Keystone Group, LLC. The petitioner seeks to develop a 4-story mixed use office/retail building within the Old Meridian conidor. The development plan also shows a possible futme 11,400 sq. ft. building located on the eastern half of the site. Environmentally friendly site and building features arc proposed. The petitioner is also seeking administrative replat approval to combine two lots into oile to alleviate any property lines from running through the project. At the February 25 BZA meeting, the board unanimously approved all variances and use variance requests, with the condition to reduce the tcnant signs on the east elevation by 50 percent (down to 16 sq ft) and add pet waste stations. The City Forester is still working with the landscape architect and city engincer to see what has changcd since their last meeting. He has no issues with this item going to committee level. 2. The Engineering Dept is still working through some issues. They have provided a comment letter and m-e waiting on response. They have no issues with tlus item going to committee level. 3. Please provide the wall sconce light details/spccifications. 4, Showllabel a 5-ft wide planting snip along the east side of the parking lot. 5. Consider using pervious pavers in all OJ part of the parking area. 6. Though not required, please consider llsing LEED or 'green' building practices. 7. Please provide bike pm'king specs. R. Please provide a photo example and more detail on the metal sunscreen. 9. Add the planting detail to the landscape plan. 10. Please show/label the 35-ft drainage & utility easement on the landscape plan; there may be a conflict with this casement and the planting areas. 11. Pleasc show the pond boundaries on the.landscape plan and make the pond shape curvilinem and natural-looking. The Department of Community Services recommends the Commission forward this item to the April! Special Studies Committee meeting for further review. (Or, the Commission can forward this item to the April 1 Subdivision Committee meeting, to even Qllt the workload for each committee.)
