Nathan & Kristen Dinges are requesting to build a detached garage/accessory building directly west and from
the current driveway turnaround of our main home located at 13654 Oak Ridge Rd., Carmel, IN 46032. The
footprint of the garage is proposed to be 28’ x 36’ under roof. The garage is for vehicles currently parking on
the driveway turnaround. It will also serve as storage for bicycles, kayaks, and seasonal materials.
The variance being requested is related to the code referencing maximum ground fioor area (24’x30’) and
percentage of principal building allowed (<75%). The ground fioor area once completed will be 28’ x 36’
which is calculated to be 128% of principal flrst fioor square footage.
The proposed detached garage will be post-frame construction with siding to match the home, asphalt
shingle rooflng that matches the roof on our home.

Statement of Request
Nathan & Kristen Dinges are requesting a variance.
1. The size of the proposed 28’ x 36’ detached garage exceeds the Maximum Ground Floor
Area Detached Garage 24’ x 30’ limit and exceeds the 75% of the ground fioor area of the
principal building.

Statement of Support
The Carmel UDO states that a maximum 24’ x 30’ detached garage with a combined square footage
of the ground fioor area of the garages and/or accessory buildings shall not exceed 75% of the
ground fioor area of the principal building and our proposal requests a 28’ x 36’ ground fioor that
calculates to 128% of principal building. As mentioned above, this proposed parking space and
storage space will enable us to park our existing vehicles indoors. With this addition, we will reduce
the number of vehicles parked on the driveway on a regular basis, decreasing potential theft,
weather concerns, and our headlights shining directly into our neighbors’ windows. Furthermore,
the kayaks will be moved indoors as an additional theft deterrent and reduction of the eyesore of
the outdoor storage rack.

1. The approval of this variance will not be injurious to the public health, safety, morals and general
welfare of the community because:
The proposed garage will provide automobile, bicycle, and kayak storage. Additionally, this will
provide an enhancement to the value of the home and neighborhood.
2. The use and value of the area adjacent to the property included in the variance will not be affected
in a substantially adverse manner because:
The proposed structure will be used for personal and residential use only. It will increase the curb
appeal by allowing for storage of vehicles and other property that would normally be kept outside.
3. The strict application of the terms of the Unified Development to the property will result in practical
difficulties in the use of the property because:
We currently have 2 cars and multiple kayaks parked or stored outside in the driveway which will
not all fit in the UDO specified dimensions. We prefer to have adequate indoor storage for weather
and safety concerns.
DECISION
IT IS THEREFORE the decision of the Carmel Board of Zoning Appeals that Development
Standards Variance Docket No. PZ-2024-00219 V is granted, subject to any conditions stated in the
minutes of this Board, which are incorporated herein by reference and made a part hereof.
