HomeMy WebLinkAboutPacket HO 03-24-25 03.14.25 City of Carmel Department of Community Services Division of Planning & Zoning One Civic Square Carmel, IN 46032 RE: Signage Variance PZ-2025-00038 V We are requesting a variance of the sign standards for the 3 building retail development “Spring Mill Shops” at the NW corner of Spring Mill and West 116th Street. We are requesting approval for 2 main identification signs per tenant when only one is permitted per the UDO. Additionally, we are requesting approval for signage to face the interior parking lot (for buildings B and C) because these buildings sit 24’-28’ from Spring Mill Road. The UDO only permits the interior signage when buildings are within 15’ of the street. Due to utility easements along Spring Mill, we are not able to locate the buildings any closer to the street than the 24’-28’ noted. [UDO Section 5.39(I)] This request will allow for tenants to have signage along the street side, as well as on the parking lot side of the building, where the customers will park to patronize the businesses.
