The applicant seeks the following development standards variance approval: 1. Docket No. PZ-2023-00114 V UDO Section 5.39(H)(2)(a) 1 sign allowed, 2 requested. The site is located at 10350 N. Michigan Rd. and is zoned I1/Industrial and US 421 – Michigan Road Overlay District. Filed by Daniel Majestic of Perma Pools. General Info: • Variance is requested for total number of signs. Only one sign is allowed per street frontage. • The parcel has one street frontage - Michigan Road. • Petitioner seeks approval to add a wall sign to the building front, when a ground sign already exists. • Petitioner received ground sign approval in March of 2023 (sign permit S-2023-00072). • The site is not located in any subdivision. • Surrounding this site are business/commercial uses. • Please see the Petitioner’s info packet for more details on the variance request. Variance Requested: Number of Signs - • UDO allows a maximum of one sign per street frontage, and the Petitioner requests two signs. • Existing ground sign is located around 24 feet from the multiuse path and is around 35 sq. ft. in area. • Proposed wall sign will be 4-ft tall by 14-ft wide (56 sq. ft. in area) and will be placed on the east facade. • Perma Pools building is located more than 125 feet from Michigan Rd. Remaining Review Comments: • All Planning/Zoning comments have been addressed. Final Comments: • The Planning Dept. generally supports the variance request. • All window signage was removed from the building. • The existing ground sign is located around 24 feet from the multiuse path that runs along Michigan Rd., and it is located around 38 feet from the street pavement. • Rogers Pool Supply is located in the building behind Perma Pools. The wall sign on the Perma Pools building will help identify which building is which. • A sign permit will be required for the new wall sign, if the variance is approved. Findings of Fact: • Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet.
