(V) Spring Mill Shops Sign Variance.
The applicant seeks the following development standards variance approval for wall signs:
6. Docket No. PZ-2025-00038 V UDO Section 5.39(I)(2)(a)(3) One wall sign
for the rear parking lot Public Access Entrance Facade is allowed IF the building is set back 15
feet or less from the street right-of-way; Parking Lot Facing Wall Signs requested for Buildings
“B” and “C” (these buildings are set back 24'-28' from the street right-of-way).
The 1.59-acre site is located approximately at 11675 Village Corner Court, the NW corner of 116th
Street and Spring Mill Road, within Jackson’s Grant Village and is zoned PUD/Planned Unit
Development (Jackson’s Grant Village PUD ordinance Z-653-20). Filed by Shawn Curran of Curran
Architecture, on behalf of Spring Mill Shops, LLC., owner.
General Info:
• Variance is requested for wall sign locations for Buildings B and C - multi-tenant ground floor buildings.
• The Petitioner seeks approval for wall signs to face the interior parking lot area.
• The site is in Jackson’s Grant Village subdivision.
• The Plan Commission approved the Spring Mill Shops project with Docket No. PZ-2024-00099 DP/ADLS.
• Surrounding this site are townhomes, single family homes, The Bridges retail development, The Church of
Jesus Christ of Latter Day Saints, and east across the street is vacant land owned by the hospital.
• Please see the Petitioner’s info packet for more details on the variance request.
Variance Requested: Sign Location -
• The PUD and the UDO state the following for each Multi-Tenant Ground Floor Building tenant: One wall
sign for the rear parking lot Public Access Entrance Facade is allowed if the building is set back 15 feet or
less from the street right-of-way. Parking Lot Facing Wall Signs are requested for Buildings “B” and “C”;
however, these buildings are set back 24'-28' from the street right-of-way.
• The project will need a BZA variance approval for the parking lot facing signage because the buildings are
set back more than 15-ft from the street right-of-way.
• Building A doesn’t propose any signs on the parking lot side.
• The secondary wall signs will fit into the architectural features of the building façade, and they need to
comply with the required height and width requirements.
• Wall sign sizes can be 85% of the tenant’s spandrel panel width & 70% of the tenant’s spandrel panel height.
So, one wall sign could potentially be 8’ x 20’ in size, and the other one could be around 4.5’ x 13’ in size.
• The signs will complement the building design, color and materials. A full sign plan that identified location,
type, size, lighting style, and installation method was provided with the DP/ADLS petition. All wall mounted
building signage, excluding blade signs, are to be backlit individual channel letters.
Remaining Review Comments:
• A few review comments remain in ProjectDox, our online plan review software, and include:
o Please provide a copy of the Owner’s Association approval for the wall signs to face west. (Petitioner
will address this before March 27.)
o What potential colors will the west facing sign letters be? (Feel free to provide photo examples, too.)

Final Comments: The Planning Dept. supports the variance request.
Findings of Fact: Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet.
Recommendation: The Dept. of Community Services (DOCS) recommends positive consideration of the
variance request, also with the adoption of the Findings of Facts submitted by the Petitioner.
