The Dinges are requesting a variance from the development standard for size of a detached garage on the property. Permitted is a 24’ x 30’ structure which shall not exceed 75% of the ground floor area of the principle building. The Dinges are requesting that they be allowed to construct a 28’ x 36’ and one that exceeds the maximum floor area of the principle building by 53%. My comments on the Variance Petition – 1. From my property I only have an obscured view of the potential future structure which is why I strongly request that the City of Carmel take into account the comments and sentiments of those landowners which have a direct line of sight to the proposed structure. 2. Secondly, I can’t imagine what a family of 2 individuals (with 2 vehicles) with a basement and a full size existing garage would need with an entirely new garage and extra square footage to boot. I don’t think it’s entirely clear why they need the extra space. 3. Should the variance be approved, I believe it’s entirely reasonable to require significant and impactful landscaping on the south, west and north sides of the structure to soften each facade.
