DEPARTMENT REPORT

(V) Oman Garage Variance.
The applicant seeks the following development standards variance approval:
6. Docket No. PZ-2024-00051 V UDO section 5.02.B.3 Maximum 24’x30’ detached
garage allowed; 28’x 30’ requested. (And, the combined square footage of the ground floor area of
garages and/or accessory buildings shall not exceed 75% of the ground floor area of the principal
building, 120% requested.) The site is located at 10835 Independence Way. (Park at Weston Place
Subdivision, Lot 105). It is zoned S1/Residence - Cluster. Filed by Trent Oman, owner.
General Info:
• The Petitioner seeks approval to add a detached garage to the back yard. An attached garage exists, currently.
• A variance is requested for exceeding the maximum allowed square footage of all accessory buildings/uses.
• The site is located in Park at Weston Place Subdivision; and HOA (Homeowners Association) approval has
been granted.
• Surrounding this site are single family residential homes and common area.
• Pending building permit is B-2024-00288.

Variance Requested:
Accessory Building Floor Area -
• The UDO allows for a maximum 24’x30’ detached garage, and a 28’x 30’ garage is requested. (Also, the
combined square footage of the ground floor area of garages and/or accessory buildings shall not exceed 75%
of the ground floor area of the principal building, and 120% is requested.)
• The front of the garage will have brick veneer up to approximately 9 feet (just below roofline, and above
main garage door). The brick will match existing brick on home. The remaining wall covering will be vinyl
siding to match existing siding on home. There are many garages in the neighborhood that have this design.
• The large sycamore tree in the back yard will be preserved, and it will be protected during construction.
• The proposed window grilles will match the existing windows on the home.
• All paint will match the existing garage door color and trim color.
• The proposed roof material will be Owens Corning Oakridge architectural shingle roofing in Driftwood to
match existing roofing on home. This is compliant and approved by the Westons HOA.
Remaining Review Comments:
• The Petitioner addressed all planning/zoning review comments.
Final Comments:
• The Planning Dept. supports the variance request.

Recommendation:
• The Dept. of Community Services (DOCS) recommends positive consideration of this variance request, and
with adoption of the Findings of Fact submitted by the Petitioner.
