RE: Gramercy West Maintenance Update
Rachel,
Below is an update of the ongoing maintenance efforts in Gramercy West to help address resident’s concerns that
were brought up during the Gramercy East Phase I DP/ADLS Plan Commission Intro Hearing and subsequent
conversations with residents:
1. 4 x streetlight repairs/energizing:
a. Lagerfield and Valentine (1): Repair parts installed, and light is operational
b. Lagerfield and Templeton (1): Repair parts installed, and light is operational
c. Barrymore and Templeton (2): Final service connections hadn’t been made at the time of PC Intro
Hearing. Service connection ordered, but inspection showed service conduits were cut by others
during construction. New services will be bored and connected, estimated date forthcoming.
2. Common area landscaping
a. 27 new trees were planted in fall of 2024 (see attached markup of locations). All were inspected
week of 3/31, but still too early to determine which trees will leaf out vs which need to be
replaced. Will continue inspections and replace all that did not survive the winter season.
b. Several common areas were aerated and overseeded in fall of 2024 (see attached markup of
locations). All areas were inspected week of 3/31 and, while still a little early to determine if the
grass will fully take, there are areas that don’t appear to be showing signs of spring growth. Will
continue inspections and request scope/fee proposal to address areas that did not survive the
winter season and/or any remaining common areas that don’t meet coverage/density.
3. Broken curbs
a. Curbs were inspected week of 3/31 to try and determine the source of damage. Most common
damage appears to be from snow removal equipment (see attached pictures). The developer
has provided maintenance bonds with the city for curbs and all required sitework scopes of work.
As part of the typical land development closeout process, and prior to maintenance bond
expiration, we will:
i. Conduct punch inspection with the city to identify required repairs to curbs and all other
sitework items covered by maintenance bonds
ii. Produce mutually agreed on punch list
iii. Developer to make all required repairs prior to release of maintenance bonds
iv. Conduct final inspection with the city to release maintenance bonds
4. Auman Drive multi-use path drainage
a. Plan submitted to city engineering department, but it has not yet been approved. Working directly
w/ Carmel Chief Infrastructure Officer to determine appropriate repairs.
