(V) Reeder Pool House Variance.
The applicant seeks the following development standards variance approval for the height of a pool house:
3. Docket No. PZ-2025-00058 V UDO Section 2.04 Maximum 18-ft accessory building height
allowed; 21-ft requested. The 6.69-acre site is located at 10819 Ditch Road (is not located in any
subdivision). It is zoned S-1/Residence. Filed by John & Norma Reeder, owners.
General Info:
• Petitioner seeks approval to construct a pool house accessory building.
• Building Permit B-2025-00225 was applied for.
• Variance approval is requested for accessory building height.
• The site is not located in any subdivision, and so a Homeowner’s Association (HOA) does not exist.
• Surrounding this site are single family residential dwellings.
• Please see the Petitioner’s info packet for more details on the variance request.
Variance Requested:
Accessory Building Height -
• The UDO states that a maximum 18-ft accessory building height is allowed, and 21-ft is requested. This is a
variance of 3 feet, or a 17% change.
• The ordinance definition of Building Height is the vertical distance from the lot ground level to the highest
point of the roof for a flat roof, to the deck line of a mansard roof, and to the mean height between eaves and
ridges for gable, hip, and gambrel roofs.
• The pool house will be located over 150 feet from any side or rear property line.
• Materials and colors will complement the primary residence.
Remaining Review Comments:
• The Petitioner addressed all planning/zoning review comments.
Final Comments:
• The Planning Dept. supports the variance request. The detached accessory structure will have ample
setbacks, so the additional height will not cause any negative effects.
• The pool house’s architectural design will complement the existing 1880s house.
Findings of Fact:
• Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet.
Recommendation:
• The Dept. of Community Services (DOCS) recommends positive consideration of the variance request, and
with the adoption of the Findings of Facts submitted by the Petitioner.
