DEPARTMENT REPORT
MONDAY, APRIL 28, 2025
(V) 1st Source Bank Sign Variance.
The applicant seeks the following development standards variance approval for a ground sign:
5. Docket No. PZ-2025-00060 V UDO Section 5.39(H)(2)(a) One (1) sign allowed per street
frontage; Two (2) signs requested (for 1 existing wall sign and 1 proposed ground sign).
The 1.27-acre site is located at 10570 N. Michigan Road (Weston Park, Lot 3). It is zoned I-1/Industrial and
US 421 – Michigan Road Overlay District. Filed by Lensie Adams and Steve Depositar of Art Works Sign
Co., on behalf of Steven Bush, 1st Source Bank, owner.
General Info:
• Variance is requested for total number of signs. One is allowed, and two are requested.
• The parcel has one street frontage - Michigan Road, and only one sign is allowed per street frontage.
• Petitioner seeks approval to add a ground sign to the site. A wall sign already exists.
• The site is not located in Weston Park commercial subdivision.
• Surrounding this site are business/commercial uses.

Variance Requested:
Number of Signs -
• UDO allows a maximum of one sign per street frontage, and the Petitioner requests two total signs.
• A wall sign on the building exists at 2.5 ft tall by 9.8 ft wide, for a 26.2 sq. ft. area.
• Proposed ground sign panel will be 3.5-ft tall by 8-ft wide (29.3 sq. ft. in area) and will be placed along
Michigan Rd. It will be 6-ft tall.
• The ground sign’s black cabinet will be opaque, and only the letters will illuminate white.
• Mature trees and landscaping exist between the building and Michigan Rd.
• Two (exempt) traffic directional signs are also proposed, which can be up to 3-ft tall and 3 sq. ft. in area.
Remaining Review Comments:
• All Planning/Zoning comments have been addressed.
Final Comments:
• The Planning Dept. generally supports the variance request for an additional sign; however, the site needs to
be brought into Landscape Plan compliance. The Petitioner should work with the City’s Urban Forester
Daren Mindham, and any dead, dying or missing plantings should be planted back.
Findings of Fact:
• Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet.
Recommendation:
• The Dept. of Community Services (DOCS) recommends positive consideration of the variance request, with
the condition of addressing the remaining Unresolved review comments in ProjectDox (including
landscaping compliance), and with adoption of the Findings of Facts submitted by the Petitioner.
