Applicant seeks following development standards variance approval for pool, concrete patio, and pergola: 6. Docket No. PZ-2025-00061 V Ashmoor PUD Section 4.2.H: Maximum 45% lot coverage allowed; 58% requested. The 0.30-acre site is located at 13062 Moorland Lane (Ashmoor, Lot 24). It is zoned PUD/Planned Unit Development, Ordinance Z-585-14. Filed by Amanda Brooks of Pools by Cory, on behalf of Paul & Carol Lambert, owners. General Info: • The Petitioner seeks approval to add a new swimming pool, pergola, and decking to the rear yard. • Building Permit B-2025-00151 was applied for. • Variance is requested for lot coverage. • The site is in Ashmoor subdivision; HOA (Homeowner’s Association) approval has been granted. • The proposed pool/decking will not encroach into any drainage or utility easements. • Surrounding this site are single family residential dwellings and open space common area. • Please see the Petitioner’s info packet for more details on the variance request. Variance Requested: Lot Cover - • The Ashmoor PUD allows a maximum 45% lot cover, and 58% is required. This a variance of 13%. • The pool/decking will not encroach into any easements. • The Carmel Engineering Dept. has signed off on the pool permit. Remaining Review Comments: • All Planning/Zoning comments have been addressed. Final Comments: • The neighborhood has an existing stormwater detention system with open space areas and with a detention pond. • The pool pump equipment will be of a quiet design that is of low noise & vibration. • The Planning Dept. supports the variance request, since the Carmel Engineering Dept. has signed off on the pool permit. Findings of Fact: • Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet. Recommendation: • The Dept. of Community Services (DOCS) recommends positive consideration of the variance request, also with the adoption of the Findings of Facts submitted by the Petitioner.
