For reference, per Google the typical 4-car garage ranges from 800-1200 sq.ft. The typical 2-car garage ranges from 400-
720 sq.ft.
The Cool Creek North Section 13 Covenants state no buildings shall be erected to hold more than 3 vehicles. What
redress do we have should this claimed 2 car garage suddenly house 4 vehicles? What are the consequences?
We strongly oppose this variance request as written.

Dear Zoning Hearing Office,
We are writing in reference to the BZA information packet, Docket no. PZ-2025-00068V
regarding the over 1000sq.ft., garage addition proposed for 863 Carey Road. We are longtime Carmel
and Linden Lane residents (+20 years). It’s a wonderful neighborhood and we’ve been very fortunate to
be surrounded by good respectful neighbors. Unfortunately, we have been and are now out of town or
we would be attending the meeting in person
Jeff and Alecia Larkin, next door to the Smith’s, shared with us the proposed drawings and plans. We
have serious concerns about:
1
1. The amount of encroachment on the easement,
2. The impact on future access and use of the easement,
3. the environmental and aesthetic impact of the proposed construction ie a 2-3 foot elevation
change being compressed to what appears to be now all within a small part of the easement vs
10-20 foot slope today
4. meeting codes for maximum allowable % additions to existing buildings
5. meeting codes for maximum allowable % of building square footage vs total lot size.
6. Consistency with other houses within the subdivision. We are a neighborhood of attached two
car garages (no breezeways). There is one house that garages three cars (photo attached). No
big blank walls without windows.
7. It is unclear from the drawings if the Smiths will have two garages housing a total of six vehicles,
one four-car garage…. or something in-between which never gets completed. As we all know
plans change.
8. A four-car garage is a big building whether attached, unattached, or connected by a
breezeway. We feel this presents an unacceptable precedent in our neighborhood, and we will
be staring at that blank wall from our front windows.
