Dear Hearing Officer,
I/We are writfng to you in reference to BZA Info Packet - Docket No. PZ-2025-00068 V which
concerns the home expansion planned at 863 Carey Road. Please know that Zechariah and
Kristyn Smith contacted us personally to share their plans for their home.
We have reviewed the Plot Plan and architectural drawings prepared for this project. We have
further reviewed the BZA Info Packet and we would like to offer our support in favor of the
project. We do not believe the proposed home additfon will negatfvely impact or encroach our
views of the neighborhood and it appears that our neighborhood retains adequate drainage
facilitfes which are sufficient to address the added roof area.
We feel strongly that this project will mitfgate the safety risk that comes with the driveway
locatfon on Carey Road. Due to the steady flow of traffic on Carey, and the blind hill just south of
our homes, it is difficult to exit our driveways. Additfonally with small children residing in the
home, the proximity to Carey Road poses significant safety concerns. This risk can be resolved
for 863 Carey Road, if the garage and driveway are relocated to the less busy Linden Lane. Due
to the same issue and lack of similar resolutfon, we regrettably antfcipate the need to sell our
home sometfme in the coming years.
We would respectiully request that you approve the proposed 5’ building setback
encroachment.
Sincerley,
Bradley and Taylor Phillips
