PZ-2025-00068V April 28, 2025 Carmel Advisory Board of Zoning and Appeals One Civic Square Carmel, IN 46032 Dear Zoning Hearing Office, We are writing in reference to the BZA Information packet, Docket no. PZ-2025-00068V requesting over 1,000 square foot addition proposed for 863 Carey Road. Overall, we are supportive of the Smith’s proposal to build a garage due to the safety and traffic concerns on Carey Road. Our major concern is drainage. We have lived in the neighborhood for over 30 years and have standing water in our backyard when we have significant rain. We believe this is due to a swimming pool built which put our property at the lowest spot between several houses. We had Carmel engineering come out and they recommended installing a rock swale which we did, however, it needs to be double the size to effectively drain water during significant rainfalls. I highly recommend requiring installing an effective drainage solution upfront given the significant size the structure being considered and the cost now should be considerably less than after the structure is complete.
