The existing gas meter cannot be inside the pergola when it is in closed
position due to the risk of gas releasing from the regulator into an enclosed
space creating a safety hazard.
Responded by: Ross Atteberry - 4/15/25 2:41 PM
Existing gas meter will be relocated to be outside of the
pergola as shown in the renderings and noted in the
site plan. The plan has been approved by Centerpoint,
through Jay Boser and Jeremy Ransford and
Centerpoint already has a building permit for the gas
relocation. Project is being coordinated with Austin at
Miller Pipeline as well.

Responded by: Ross Atteberry - 3/26/25 4:56 PM
Existing gas meter will be relocated to be outside the
new pergola structure in coordination with Vectren
Centerpoint.

Responded by: Ross Atteberry - 4/15/25 2:38 PM
The business will provide planter boxes to form a wall
between the patio and sidewalk as shown in the
renderings and site plan.
----------------------------------------------------------
Reviewer Response: Christina Jesse - 4/9/25 12:48 PM
Benches do not provide enough of a barrier of division
between the sidewalk and the pergola space. Please
revise the plans to show the originally planned planters
or extend the fencing to provide a true barrier.
----------------------------------------------------------
Responded by: Ross Atteberry - 3/26/25 4:06 PM
The restaurant would like to repurpose their existing
polywood benches for that barrier space rather than
using/purchasing new planters. drawings and
renderings have been updated to reflect this.

Parking Locations
Please identify parking spaces on the site plan and label dimensions if this
portion of the site is to be utilized as parking. Please identify if this is for
private or public use.
Buffa Louie's Site Plan with pergola

Responded by: Ross Atteberry - 4/15/25 2:39 PM
Cars have been removed from the rendering to avoid
confusion. The area was approved without site parking
and no on site parking is planned or requested for this
proposal. Area to remain as-is.
----------------------------------------------------------
Reviewer Response: Christina Jesse - 4/9/25 12:49 PM
Renderings show cars parked up against the south side
of the fence. If parking is to occur here, spaces need to
be shown on the site plan, wheel stops added, and at
least five feet of space between the wheel stops and the
fence provided for pedestrian access. If no vehicles will
be parked here, remove the vehicles from the
renderings and confirm once again here.
----------------------------------------------------------
Responded by: Ross Atteberry - 3/26/25 4:09 PM
The area was originally approved without any on site
parking. No on-site parking is planned for this proposal
and none is requested. Area to remain as-is.

area that will be removed as part of the pergola
construction, along with the fencing it is attached to.

JT Item 1
The horizontal separation between the edge of pipe and the edge of the
concrete footing may be in conflict. Is there any way to create more
separation between the two? Edge of pipe is 18" off the center of pipe and
edge of post footing is 13.5" from the center of post, which means the 2.7
feet shown between the centers would cause an overlap of .5 inches.
Buffa Louie's Site Plan with pergola
freezer and dumpster marked.jpg
Responded by: Ross Atteberry - 4/21/25 11:15 AM
The southern posts have been relocated to provide
greater separation to the underground storm pipe.

Comment
It appears the existing parking lot currently drains east to west. The Pergola
may create a blockage and water may stage against it until it can break
around the southeast corner of the pergola. This may create standing water
along the east side of pergola and rear of building. Consider a drainage
solution to this issue when installing the pergola if water is not intended to
flow under pergola and through dining area.
