1. Docket No. PZ-2025-00011 ADLS Amend: The Lifestyle Group Exterior Remodel
The applicant seeks design approval for exterior building modifications. The site is located at 811 S
Rangeline Rd. It is zoned B-7/Business and is located within the Range Line Road Overlay District.
Filed by Geoff Horen of The Lifestyle Group.
Project Overview:
The subject property is located on the southeast corner of Rangeline Road and Winona Drive. Adjacent parcels
are zoned B-7/Business to the south, C-1/City Center to the west across Rangeline Road, R-2/Residential to the
east, and C-2/Mixed Use to the north across Winona Drive. The existing building was constructed in the 1980s
and was used previously as an office. Today, the Petitioner seeks approval to remodel the building exterior and
improve the site with a new sidewalk connection, bike parking, landscaping, and signage. Please see the

UDO Standards this project MEETS:
• Permitted Uses: general office/services
• UDO 3.72: RL-OL Architectural Standards
• UDO 3.75: RL-OL Landscaping Standards – Protection of Existing Trees
• UDO 3.82: RL-OL Site Design Standards – Pedestrian Circulation
• UDO 5.29: Bicycle Parking: 4 spaces required, 4 spaces proposed
• UDO 5.30: Amount of Parking Spaces: 13 required, 14 provided
• UDO 5.39: Sign Standards: 2 signs allowed, 2 signs proposed

Site Plan and Active Transportation:
• A sidewalk connection is proposed to the existing multi-use path along Rangeline Road to create a
primary entry feature off the front façade
• Bike parking is also conveniently provided near the new entrance along the front façade
• No additional changes are proposed to the parking lot or site circulation
Architectural Design and Lighting:
• Petitioner wishes to remodel the exterior to add additional storefront windows and doors along with a
new entrance off Rangeline Road to meet overlay architectural standards
• New wall lantern light fixtures are proposed along with the removal of the existing shutters to provide
the building with a more modern look
• Adheres to overlay architectural requirements
o UDO Section 3.72(A)(1): “Gound floor elevations shall incorporate the transparent glass as a
significant component”
o UDO Section 3.72(A)(6): “Every face of the building with frontage on a public street shall have
openings for windows which are clear glass that allow the interior space to be seen from the
street”
o UDO Section 3.72(C)(1): “Every parcel with frontage on Rangeline Road shall have a building
that fronts on those streets”

Landscaping:
• Landscape plan provided to and approved by the Urban Forester
• A combination of evergreen bushes and perennial flowers are proposed to refresh the foundation
plantings on site
• No existing trees are planned to be removed
Signage:
• A wall sign is proposed on the north elevation fronting Winona Drive
• An existing ground sign along Rangeline Road is proposed to be remodeled; however, landscaping at the
sign base is still needed - Petitioner, please work with the Sign Permit Specialist to finalize this
requirement
• Sign permits will be required for both signs

Recommendation:
The Department of Community Services recommends the Plan Commission Committee votes to Approve this
item contingent on addressing all outstanding comments in ProjectDox.
