Per UDO sign standards, this considered facing two different fronts and two signs: 5.39.I.5(f)(iv) - A Projecting or Blade sign installed on the corner of a building will be considered facing two (2) Street frontages. This is why one of the variances is for number of signs. Let me know if you have any other questions. Aliza was able to fill me with the details of your request, so no pre-submittal meeting is needed at this time. This email can act as our pre-submittal meeting. After reading through this email, attachments, and links, if you feel the need to meet to discuss this further, we can arrange an in-person meeting, phone call, or a virtual meeting through Microsoft Teams. The Variance requests are the following:  Number of signs (UDO Section 5.39.I.2.a.i): 2 signs allowed, 3 requested.  Maximum sign area (UDO Section 5.39.I.3.b.i) - 70% of spandrel panel height allowed, 100% requested. Since we are supportive of your request, we can send your request to be heard by the Board of Zoning Appeals (BZA) Hearing Officer. There is a lesser fee, shorter timeline, and more likely of an approval. Attached is a Handout about the Board of Zoning Appeals (BZA) Hearing Officer Development Standards Variance process that contains all the instructions, checklist, public notice templates, affidavits, etc. Staff is here to help you go through this Variance process. With variances, you have to prove a practical difficulty or hardship as to why you cannot comply with the Ordinance. The official creation and filing of the BZA Hearing Officer Development Standards Variance applications must be done on the online application portal. Two (2) separate applications must be submitted, one for each variance request. Then, a few days after that, you or whomever is listed at the ProjectDox/ePlan contact person will get invited to the project via email and will also receive an applicant upload task. That is where they will upload things like a site plan w/location of proposed signage, sign elevations and specifications, findings of fact, etc. (ProjectDox is our online plan review software.) th BZA meetings occur on every 4 Monday of the month. The filing deadline for a BZA HO meeting is 28 days prior to your meeting date. You need to submit two (2) online application here by Monday, February 24 to be placed on the March 24 meeting agenda. You would first create a login, then select the following: 1. Planning & Zoning 2. Board of Zoning Appeals 3. We appreciate you providing the various possibilities for the blade sign sizing. After reviewing the space and your schematics, I wanted to provide another option which, although still being over the size limit as allowed per UDO sign Standards, Staff would support. Please double check my measurements. Some of the measurements provided on your renderings didn’t match the changes in size, so it was a bit difficult to make sure I had the correct dimensions. The schematic is based on the 1’4” long support elements. I am proposing that you use your regular signage on the blade, but turned sideways to use the space available more efficiently and so that the way the restaurant name reads remains consistent and clear. It also allows for larger letters and uses the full 5’ from the building as allowed by the UDO. I would also like to suggest that you keep the name in the usual colors, both on the canopy and the blade sign. There is no need to match that to the building as that is your identity. If the Landlord allows the change to the Sign Package, your canopy sign can remain red and gray as it is usually used. Please let me know if this works for you. Regards, 5
