We also discussed removing one of the wall signs and exploring the idea of a wall mural in that area later. Aliza confirmed with me that staff is only supportive of the additional ground sign and is not supportive of the additional wall signs, according to Mike. I would circle back with him to make sure nothing has changed on that front. What do you think? Also, it looks like they widened their sign base on the Front View of the proposed south Ground Sign and will no longer need a variance for that. But the BZA info packet shows two different versions of that south Ground Sign, but I think it is safe to say that they now comply (especially after viewing their ProjectDox responses and uploads). I propose that the BZA agenda item now reads as the following (Do you concur?): (V) Harvest Church Sign Variances. Per UDO sign standards (as well as PUD) Harvest Church is entitled to one sign per street frontage, a total of 5 signs are being requested, one of which is existing and three were never presented as options during the recent ADLS Amend for a new building and parking lot. Staff would be supportive of one (1) additional sign (either the ground sign or wall sign on the south side of the building). That said, the ground sign would have to follow present day UDO sign standards for Ground/Monument signs. Unfortunately, the original ground sign design has a base that is not as wide as the sign itself which is now required for all monument signs. The options for this are updating the base for both existing and new ground signs or requesting a variance from that section of the UDO so the new sign can match the old one. While reviewing the proposed wall signs it was also noted that you are proposing adding wooden textured spandrel panels in 3 locations on the building. These architectural details were not previously presented during the recent ADLS approval, so at a minimum an administrative ADLS Amend review will be required. This review may also include the proposed pergolas/outdoor swings that don't currently complement the building architecture per the Legacy PUD. Staff would also like to discuss the removal of the diamond pattern on the existing building as agreed upon during the review of the original ADLS Amend for the addition project. You are also requesting all wall signs to not face the street… With variances, you have to prove a practical difficulty to the Board of Zoning Appeals as to why you cannot comply with the zoning ordinance regulations. nd In the meantime, for that 2 proposed Ground Sign have you considered instead utilizing the free/exempt Traffic Directional Sign option? I hope this can begin moving forward with our variance request for installing a second monument sign at our new south parking lot entrance. Per Aliza’s request, attached are the following: 2 Permitting 1.0 – Legal description of property, proposed building sign on south elevation, proposed building sign on north elevation (removing currently “You Are Loved” sign), proposed building on north elevation of office building. These would be all of the building signs proposed. None of the signs face River Road. Building Signage – Specs for the proposed building signage Permitting – Legal description and specifications on existing River Road monument and Duplicate Monument for Variance Duplicate Monument – Specifications for new additional monument I hope this can continue the process for our sign variance for a second monument sign. Requesting permits and sign variances are not something I do very often, so thank you in advance for guidance and your assistance for this permitting. I am copying Joe Shestak and Angie Conn who will be your contact point for the variance process. They will guide through the process. Before we can determine which variance process is appropriate, please review the following items:  Other than the existing ground sign, what other signs are present on the building/s?  Is there any other signage being proposed? Per UDO sign standards, this parcel may have one sign per public street frontage (one public street frontage, one sign). During the ADLS Amend review process, there were other proposed signs (canopy signs) as well as multiple existing wall signs/murals. Please provide a full sign plan that should include all existing and proposed signs including incidental directional signs.  The new ground sign must follow present day UDO Sign Standards for ground signs regardless of what the existing ground sign looks like. Please see attached sign standards (sections E, H, and Sign Chart A: Ground Signs). The only UDO requirement that does not apply is the need for a 3 delineated cornice as per the Legacy PUD. Signs must have appropriate landscaping and a base that is as wide and deep as the sign.  The stand-alone construction signs shown in the photos below have not been permitted and are prohibited as installed. Ground signs, temporary or not, must be installed into the ground and must be permitted. Please let me know if you have any questions regarding the information and questions in this email.
