PROJECT SCOPE AND DESCRIPTION
Project Overview
We are proposing an enhancement to our existing patio area by converting the adjacent
former bocce ball court into an expanded, shaded outdoor dining space. This
transformation aligns with guest demand and aims to improve comfort during peak sun
exposure hours.
Scope of Work
• Area in Question: The fenced-in former bocce ball court adjacent to the current
patio.
• Current Use: The space has been in active use for outdoor dining but lacks
adequate sun protection.
• Issue: The west-facing exposure makes it difficult to seat patrons during peak
daylight hours.
Planned Improvements
1. Concrete Installation:
o The bocce ball court area will be filled and finished with concrete to
create a durable and level surface.
o The work will be completed by Mattingly Concrete Company. A full
quote and scope of work are attached (Exhibit A).
2. Pergola Installation:
o Two Smart Pergolas, matching the existing structure on our patio, will be
installed.
o Installation will be handled by The Smart Pergola Company.
o Elevation drawings and specifications are included in this packet
(Exhibit B)
Approvals & Coordination
• Landlord Approval: Received. A letter of consent is attached (Exhibit C).
• City Coordination: Preliminary terms have been discussed and aligned with the
City of Carmel.
• All installations will be completed professionally and in compliance with local
codes and zoning requirements.
Objective
This project is intended to enhance the guest experience at Convivio by:
• Providing consistent shade and comfort
• Expanding usable outdoor seating
• Preserving aesthetic harmony with the existing patio structure

It is our understanding that the City of Carmel has agreed to allow our
tenant,SPIGA,LLC,the right to convert the common area amenity,the bocce ball
court,into seating at The Bridges at Carmel Shopping Center.
ECHO Bridges,LLC,as Landlord and land owner,hereby consents to such
conversion and hereby agrees that upon termination of the SPIGA,LLC lease or
license to use the seating area,that such area shall be returned to bocce ball court
common amenity.
