Full Set Primary Plat TAB 1 Baker Village - Primary Plat Project Description Lennar Homes of Indiana, LLC (“Lennar”) has filed an application for Primary Plat approval pertaining to its newest Carmel community to be known as “Baker Village”. The subject site is approximately 15 acres and is located at the southeast corner of 146th Street and Towne Road (the “Real Estate”). The Real Estate is adjacent to Saddle Creek neighborhood to the south and the Ambleside neighborhood to the east. Behind Tab 2 is a site location map. Earlier in 2025, the City Council unanimously voted to rezone the Real Estate to the “Towne 146th Planned Unit Development District”, Ordinance Number Z-694-24. Lennar is now taking the next step in the development process, which is the filing of the above referenced plat application. The Baker Village community will consist of 47 for-sale homes to be constructed by Lennar. The following exhibits are included behind Tabs 3, 4, 5 and 6 respectively, the Primary Plat, Landscape Plan, Open Space Plan and the full set of the Primary Plat plan sheets. We look forward to presenting this request to the Plan Commission on May 20, 2025.
