Responded by: Molly Smith - 6/17/25 6:10 PM No. The current driveway to my parents' house is gravel, so that is what I'm planning to have for our driveway as well. The only spot that would be different is I am assuming the engineer will tell me the part of the drive over the creek will need to be concrete. Resolved 4 1 Planning & Zoning Angie Conn 5/12/25 1:16 PM Comment Please provide a photo example of what the ADU will look like from the exterior. Responded by: Molly Smith - 6/17/25 6:08 PM These draw-ups will be attached to file by evening of 6/17. Resolved 5 1 Planning & Zoning Angie Conn 5/12/25 1:21 PM Comment Per UDO section 5.02 (B)(3), since the site is 3 acres or greater, the maximum ground floor area standards for accessory structures/uses will not apply. Info Only 6 1 Planning & Zoning Angie Conn 5/12/25 1:23 PM Comment Please provide a Tree Preservation Plan. Responded by: Molly Smith - 6/17/25 6:06 PM This will be attached to file by evening of 6/17. Resolved 7 1 TriCo Regional Sewer Utility Ryan Hartman 5/12/25 1:34 PM Comment Utility plan will need to show sanitary sewer connection for review and permitting. Permit Fees will be $2233 Responded by: Molly Smith - 6/17/25 6:04 PM I have sent calls and emails to multiple people who are working on determining the direction of the closest sewer line, and then I can apply for the permit. Info Only 8 1 Planning & Zoning Angie Conn 5/12/25 1:42 PM Library Comment Please provide copies of your correspondence with the TAC members and their correspondence with you. Responded by: Molly Smith - 6/17/25 6:06 PM This will be attached to file by evening of 6/17. The submittal for building application must include the following: Total disturbance area, construction phase erosion control plan, FFE, MFPG, MLAG, site plan that shows all existing easements and utilities, and grading and drainage information. If the total disturbance exceeds .25 acres, additional information may be required by the City of Carmel. NOTE: Crossing the existing creek with the proposed driveway will likely require hydraulic analysis to ensure the culvert is sized correctly. Responded by: Molly Smith - 6/17/25 6:29 PM Correct, this is only for the variance application. Resolved 11 1 Engineering John Thomas 6/2/25 3:54 PM Comment It appears the project will disturb over 1/4 acre of land which will require an approved stormwater permit for the project prior to construction. Stormwater permit approval will require engineered determination of the 100 year flood elevation of the creek, appropriate sizing of the culvert in the creek, drainage report, construction plans, and detention facilities as necessary. Additionally, the culvert may require federal and state permitting for impacts to a Water of the U.S., which will need to be acquired before stormwater permit issuance. Info Only 12 1 Engineering John Thomas 6/2/25 3:55 PM Comment Please provide the anticipated land disturbance amount needed to install all improvements that don't currently exist. This shall include all limits of clearing and grading necessary to install drive and building pad. Reviewer Response: Shelby O'neal - 7/2/25 10:23 AM Noted, we will review this with the Stormwater permit review. ---------------------------------------------------------- Responded by: Molly Smith - 6/17/25 6:20 PM I am currently talking with different builders about the project, and once I have one who is familiar with the plans, I will be able to provide this. Resolved 13 1 Engineering John Thomas 6/2/25 4:06 PM Comment The home design appears to be a slab foundation, which means the land will need to be regraded to accommodate. Please provide a preliminary grading plan showing anticipated limits of disturbance to construct the home and driveway. How do you envision future owners of the site utilizing the accessory structure? Responded by: Molly Smith - 6/17/25 6:05 PM My future plans for the property include moving into the primary dwelling once my parents are no longer living there. Then the ADU would be available if either of my children would want to live there once they are grown. Resolved 15 2 TriCo Regional Sewer Utility Ryan Hartman 6/23/25 1:58 PM Comment As a reminder once constructions plans and/or a plot plan are submitted we can issue a sanitary sewer permit. As my parents have aged, they have both developed neurological issues that have caused mobility to be a growing concern. It would be ideal to be near them so I can help with whatever I can. I would also love to be back in the Carmel school system for my two young children, as both my father and I went through the Carmel school system. Please don't hesitate to reach out with any questions or concerns, and I look forward to hearing any advice or recommendations you may have. I have attached the plot plan for the proposed ADU. I appreciate the time and consideration.
