Project Summary:
The proposed project is located at 300 W Smoky Row Road, Carmel, IN just northeast of
North End Phase 1. The existing site is ±10.4 acres lot consisting of single-family homes,
access drives, and grass lawn. These variances are associated with the Viva Bene project
docket #PZ-2025-00015 ADLS. There were a number of variances associated with the
previously approved primary plat, but this amendment to the original primary plat will
require additional variances to bring the proposed plan into compliance with the
underlying UR zoning and Monon Greenway overlay district. Please see the included letter
and findings of fact for specifics on each of the eight (8) requested variances.
