B. New Business
1. Docket No. PZ-2025-00053 ADLS Amend: Convivio Patio.
The applicant seeks design approval to replace the underutilized Bridges bocce ball court with a private dining
patio for the restaurant. The site is located at 11529 Spring Mill Rd. It is zoned PUD (The Bridges Z-550-11).

Project Overview:
The subject property is located within a retail complex at 11529 Spring Mill Rd. Adjacent parcels are zoned The
Bridges PUD to the north, east, and south. The parcels to the west across Spring Mill Rd. are zoned S-
2/Residential and are located within the West 116th Street Overlay District. The Petitioner seeks approval to
remodel an existing bocce ball court located on the site as a public amenity into a private dining patio with
pergolas for the adjacent restaurant. Please see the Petitioner’s Information packet for more details.
PUD Standards this project MEETS:
• PUD Section 3: Detached accessory structure shall have on all sides the same architectural features and
materials, and be architecturally compatible with the principal building with which it is associated
• PUD Exhibit 6, Part 3.B: Dimensions and size of the buildings are ‘human-scaled’ to properly relate to the
user and to provide a sense of familiarity and comfort
• PUD Exhibit 6, Part 8: Outdoor seating areas and patio are permitted and shall be encouraged
PUD Standards NOT MET: None
Site History:
• The developer of the Bridges agreed to the inclusion of a centrally located public amenity space during
discussions of the development plan
• As the development design strayed from the concept plan, components from the long discussions that
occurred during the PUD process became vital to maintain
• Changes to the plaza design and bocce ball court were included in an administrative approval in 2016
• Smart pergola addition permitted and constructed in 2017
• The bocce ball court was fenced in before fence permits were required by DOCS
• Petitioners have provided a written agreement from the property owner at staff’s request stating that the
outdoor dining area will return to a common area/amenity for the Bridges if Convivio were to ever leave
the current tenant space
Architectural Design:
• Plans include filling in the existing court with concrete to match the existing outdoor dining area and the
installation of two new freestanding pergolas to provide shade
• Pergolas will feature black aluminum framing and black fabric coverings complementing the existing
pergola addition on the west side of the building and the existing fencing on site
Lighting, Landscaping, and Signage:
• Freestanding planters are proposed within the patio
• The style and colors complement the building design features
• No signage or lighting is included on the pergola

The Department of Community Services recommends the Plan Commission votes to Approve this item tonight.
