The applicant seeks the following development standards variance approval for a mini barn: 1. Docket No. PZ-2025-00085 V UDO Section 5.02(B)(3)(a) The combined square footage of the ground floor area of garages and/or accessory buildings shall not exceed 75% of the ground floor area of the principal building, 87% requested. The 1.1-acre site is located at 11120 Echo Crest Dr. W. (Echo Crest, Lot 16). It is zoned R1/ Residence. Filed by Andrew Wert of Church, Church, Hittle + Antrim on behalf of Patrick Rector, owner. General Info: • Petitioner seeks approval to construct a 12’ x 16’ mini barn shed / accessory building in the back yard, which will replace an older, smaller shed. • An attached garage and a detached garage already exist on the site. • Variance approval is requested for combined ground floor area of all accessory buildings/uses. • The site is located in Echo Crest subdivision; there is not an active Homeowner’s Association (HOA). • This is a Corner Lot with two street frontages – Echo Crest Drive West and 111th Street. • Surrounding this site are single family residential dwellings. • Please see the Petitioner’s info packet for more details on the variance request. Variance Requested: Accessory Building Ground Floor Area - • The UDO states that the combined square footage of the ground floor area of garages and/or accessory buildings shall not exceed 75% of the ground floor area of the principal building, and 87% is requested. This is a variance of 12%. • The mini barn shed will be 14-ft tall and have LP Smart siding, which is a treated engineered wood siding. • It will be situated at the northwest corner of the lot, in the back yard. • The exterior of the barn will be painted brown to match the color on the existing house. Remaining Review Comments: • The Petitioner addressed all planning/zoning review comments. Final Comments: • The Planning Dept. supports the variance request. The detached accessory building will be placed in the corner of the lot, in the back yard, out of the way. • This mini barn shed is also replacing an older, smaller shed that was situated in the same location. Findings of Fact: • Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet. Recommendation: • The Dept. of Community Services (DOCS) recommends positive consideration of the variance request, and with the adoption of the Findings of Facts submitted by the Petitioner.
