The applicant seeks the following development standards variance approvals for additional signage: 3. Docket No. PZ-2025-00086 V UDO Section 5.39(I)(2)(a)(i) 2 signs allowed; 3 requested. 4. Docket No. PZ-2024-00088 V UDO Section 5.39(I)(3)(b)(i) 70% of spandrel panel height allowed; 100% requested. The 13.30-acre site is located at 11505 Illinois Street. It is zoned PUD/Planned Unit Development (The Bridges PUD Ordinance Z-550-11) and is not within any overlay district. General Info: • This new restaurant tenant will be located in east side of the Market District grocery store building. • Variances are requested for total number of signs and sign height. • Surrounding this site are business/commercial uses. • Please see the Petitioner’s info packet for more details on the variance requests. Variances Requested: Number of Signs - • The UDO allows a maximum of 1 sign per street frontage; Petitioner requests 3 signs when 2 are allowed. • One canopy/awning sign will face north. • There are only 2 physical signs - the awning sign and the blade sign (which is at an angle). Per the UDO sign standards, this blade sign is considered facing two different street frontages and is considered two signs. (UDO Section 5.39.I.5(f)(iv) states “A Projecting or Blade sign installed on the corner of a building will be considered facing two street frontages.”) • The red canopy/awning sign will be 40 inches tall and 173 inches wide, for a total sign area of 48 sq. ft. The arrow portion of the projecting sign will not be illuminated at night. • The proposed Blade/Projection sign will be 153.44 inches tall and 32 inches wide, for a total sign area of 34 sq. ft.. It will sit 12 inches off the wall face. • The Petitioner plans on using day / night perforated vinyl to help with visibility. Sign Height - • The UDO allows a blade sign height to be up to 70% of spandrel panel height, and 100% is requested. • Again, the proposed Blade/Projection sign will be 153.44 inches tall and 32 inches wide, for a total sign area of 34 sq. ft. It will sit 12 inches off the building wall face. • Only the letters of the blade sign will illuminate at night. The rest of the sign ‘cabinet’ area will be dark/opaque with no light shining through it. And, the arrow will not be illuminated. Remaining Review Comments: • There are a few remaining review comments in ProjectDox, and Planning Staff is comfortable with variance approval with a condition that these are addressed by the Petitioner. Final Comments: • The Planning Dept. supports the variance requests – the design will fit in and complement the building’s architecture and will also aid in wayfinding. Findings of Fact: • Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet. Recommendation: • The Dept. of Community Services (DOCS) recommends positive consideration of the variance requests, with the condition of the Petitioner addressing the remaining review comments in ProjectDox, and with adoption of the Findings of Facts submitted by the Petitioner.
