(V) Pilcher Patio Setback Variance.
The applicant seeks the following variance approval for an open-air covered porch addition:
6. Docket No. PZ-2025-00090 V UDO Section 2.06 Minimum 10-ft side yard setback required;
7-ft requested. The 0.33-acre site is located at 1492 Springmill Ponds Blvd. (Springmill Ponds, Lot 116). It
is zoned S-2/Residence. Filed by Todd & Corrine Pilcher, owners.
General Info:
• Petitioner seeks approval to construct an open-air covered porch addition.
• Variance approval is requested for minimum side yard building setback.
• The site is located in Springmill Ponds subdivision and Homeowner’s Association (HOA) approval occurred.
• Surrounding this site are single family residential dwellings and common area pond.

Variance Requested:
Side Setback -
• The UDO states that a minimum 10-ft side yard building setback is required, and 7-ft is requested. This is a
variance of 3 feet.
• Materials and colors will complement the primary residence.
• The addition will not encroach into any drainage or utility easements.
Remaining Review Comments:
• The Petitioner addressed all planning/zoning review comments.
Final Comments:
• The Planning Dept. supports the variance request. The addition will be to the rear of the house, and the side
setback variance is minimal.
Findings of Fact:

Recommendation:
• The Dept. of Community Services (DOCS) recommends positive consideration of the variance request, and
with the adoption of the Findings of Facts submitted by the Petitioner.
