Proposed Use of Property: The property located at 1045 Valentine Ln is proposed to be used as a Short Term
Residential Rental (STRR) in accordance with local zoning guidelines and the requirements set forth by the Unified
Development Ordinance (UDO). The home will be offered for short-term lodging to guests for stays of less than 30
consecutive days.
The property features 3 bedrooms and 2.5 bathrooms, and will accommodate a maximum of 4 guests at a time. It
includes off-street parking, private entrance and fenced yard ensuring that guests have a comfortable and safe stay
while minimizing any disruption to neighboring properties.
The STRR will be used exclusively for lodging purposes and will not be used for events, parties, or commercial
gatherings. All guests will be subject to strict house rules covering noise, parking, trash disposal, and occupancy limits.
The property will be self-managed by the owner, who resides locally and will be on-call for any guest or neighborhood
concerns.
The intent of this proposed use is to offer a high-quality, professionally managed lodging option that supports tourism
and local business activity while maintaining the character and quiet enjoyment of the surrounding residential
neighborhood.

* Applicants must be a Permanent Resident (may be an owner or lessee) of the proposed Short Term Residential
Rental Unit. Initial applicants shall have occupied the Dwelling for at least sixty (60) consecutive days with intent
to establish the Dwelling as their primary residence. Renewal applicants shall have occupied the unit for at least
two hundred seventy five (275) days of the proceeding calendar year.

SPECIAL EXCEPTION PROPOSAL:
Note that Special Exception approval is not necessary for specific dates (up to 30 days per calendar year) on
which the Mayor has suspended the requirements of UDO Section 5.72. See annual Council Resolution for more
