Re: BZA Docket No. PZ-2025-00086 & PZ-2025-00088: Slapfish at Market District, Sign Variances
Dear Mr. Frodge,
At the meeting held on Tuesday, May 27, 2025, the Carmel Board of Zoning Appeals Hearing Officer took the
following action regarding the Development Standards Variance (V) requests filed by you for the property located
at 11505 Illinois Street:
APPROVED WITH CONDITIONS: Slapfish at Market District Sign Variances – Development Standards
Variance requests for:
• PZ-2025-00086 V: Two (2) signs allowed; three (3) granted (1 canopy sign and 1 blade sign).
• PZ-2025-00088 V: 70% of spandrel panel height allowed; 100% granted.
CONDITION:
• Finalization of all outstanding ProjectDox review comments.
Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development
Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the
improvements must be underway, or a written request for a one-time, six-month extension of the approval must
have been received and approval granted by this Department. The expiration date of the approval is May 27, 2028.
Please include a copy of this letter with any permit application.
