Hollibaugh, Director SUE FINKAM, MAYOR L E T T E R of G R A N T May 28, 2025 Jim Shinaver Nelson & Frankenberger 550 Congressional Blvd., Suite 210 Carmel, IN 46032 Re: BZA Docket No. PZ-2025-00073-00075 V: Cooke Residence Variances Dear Mr. Shinaver, At the meeting held on Tuesday, May 27th, 2025, the Carmel Board of Zoning Appeals took the following action regarding the Development Standards Variance (V) requests filed by you for the property located at 670 1st Ave NE. APPROVED: Cooke Residence Variances - Development Standards Variance approvals for: • PZ-2025-00073 V: Maximum 55-ft house width allowed; 81-ft granted. • PZ-2025-00074 V: Minimum 8:12 roof pitch required, 6:12 roof pitch granted. • PZ-2025-00075 V: Buildings shall not exceed the height of the tallest dimension of the nearest two Character Buildings by more than 7-ft, 25’6” Building Height granted (34’4” to roof peak). Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is May 27, 2028. Please include a copy of this letter with any permit application.
