Cathy,
It is the responsibility of the owner, including a lender who has taken title through a foreclosure, to maintain the
property properly and if they don't do it we will issue citations, mow the grass and put a lien against the house for
costs.
I am sending a copy of this note to Kevin Brennan, one of our code enforcement officers, asking him to issue a
citation.

Subject: Blighted Property - Request for Assistance
I am writing once again about the property located at 5302 Canary Court, Carmel, 46033 which has been sitting
vacant for over a year now. There has been no upkeep of this property that I am aware of, and now that spring
is here there are weeds well over the 6" maximum allowed by the City of Carmel. (For your convenience, please
see this link for the city code that states that the owner is in violation if debris and rank vegetation is growing on
property within the city limits:

weeds, mold, and nuisance animals and sits right next to well -kept homes with no one tending to the necessary
maintenance. Because it is on a cul-de-sac, everyone on the street has to look at this mess every day.
We would like to know who is responsible for maintaining this property and formally request that they be required
to hire a contractor for the upkeep of the property. Even if Wells -Fargo still owns the property, are they not
required to maintain it?
I am attaching photos to show the long grass and weeds that will only continue to get worse as the summer
approaches. I'm sure we will soon begin to see weeds encroaching into lawns that border this property.
Thank you in advance for your prompt attention to this matter. With all due respect, I do hope the same
consideration is given to this if it were next to your home.

I spoke with Mr. Steve Craver (508-2029) today about his concerns at 5302 Canary Court.
I told Mr. Craver That we had sent our contractor out last week to cut the weeds and grass on the property, and
that I had done an inspection on the structure itself. I informed him that the structure is in very good shape and
that there was nothing to pursue on that front. But, since the grass and weeds would likely be an ongoing problem
until new owners came in that we would be vigilant about getting the property cut in a timely fashion. We also
discussed utilizing the property manager (Cindy Armor) for the HOA for any more detailed issues in maintaining
the property.
He was very thankful for our attention to the matter, and said he would call me directly with any future needs or
concerns.
