Dear Mr. Terry:
At the meeting held on Monday, April 28, 2025, the Carmel Board of Zoning Appeals Hearing Officer took the
following action regarding the Development Standards Variance (V) request filed by you for the property located at
4306 W. 96th Street:
APPROVED WITH CONDITIONS: Jacquie’s Parking Variance - Development Standards Variance
approval for:
• PZ-2024-00062 V: One parking (1) space per 200 sq. ft. of floor area required for this site (7,105
GFA). 36 parking spaces required; 16 parking spaces granted.
CONDITIONS: Recorded copy of easement agreement to be provided to City staff within 30 days of
variance approval (so, by May 28, 2025).
Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development
Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the
improvements must be underway, or a written request for a one-time, six-month extension of the approval must
have been received and approval granted by this Department. The expiration date of the approval is April 28, 2028.
Please include a copy of this letter with any permit application.
