Project Overview
John McKenzie is proposing the construction of 3 residential townhome buildings at 1260 Fairfax
Manor Dr., Carmel, IN 46032. The development site spans approximately 0.68 acres and is
currently vacant commercial land with limited sidewalk infrastructure. The proposed project will
include 3 townhome buildings, each containing 4 units, totaling 12 residential units. These
townhomes will have footprint areas ranging from 1,019 to 1,051 square feet. The site is master
planned for detention within the District PUD for Grand and Main, ensuring integration with the
surrounding development. Pedestrian access will be provided via a new sidewalk along Fairfax
Manor Drive, while vehicular access will be through private entrance drives connected to the
private street north of the site.
Zoning Assessment
The lot is currently zoned under The District PUD, and the proposed land use and development
align with existing zoning regulations. Under the approved BZA Letter of Grant (Docket No.
15120006-07V, February 24, 2016), the maximum distance between buildings has been increased
from 6 feet to 51 feet. Additionally, due to zoning requirements set forth in The District PUD (Z-
587-14, Section 5.1(B)(ii)), the project is requesting a Development Standards Variance to increase
the maximum front setback from 20 feet to 33.2 feet.
Site Access
Vehicular access to the property will be provided via a 16 ft. wide, at least 18 ft. long private
entrance drive connecting to the private street north of the site. This drive will be constructed to
City of Carmel street standards. Pedestrian access will be accommodated through a proposed 5 ft.
wide sidewalk along Fairfax Manor Drive, providing access to parking stalls along the street.
Additional sidewalks will be installed along the eastern property line, while existing sidewalks
along the western property line will support pedestrian connectivity throughout the site. All
sidewalks will be constructed to City of Carmel sidewalk standards.
Parking
Vehicle parking for the development will be accommodated through private entrance drives and
attached enclosed garages. According to The District PUD, a minimum of 1 parking space per unit
is required. The proposed site plan includes a total of 48 parking spaces to meet this requirement.
Landscaping
The proposed site will be landscaped in compliance with The District PUD requirements,
incorporating street trees and foundation plantings to enhance aesthetics and environmental
sustainability.
Drainage
The proposed project will incorporate inlets and swales to collect runoff from the site and direct it
to the existing master-planned stormwater infrastructure along the private drive north of the site.
Detention and water quality will be managed through the existing master-planned wet detention
pond located south of Fairfax Manor Dr.
Site Utilities
Storm: Stormwater detention will be provided via the existing master-planned wet detention
pond located south of Fairfax Manor Dr.
Sewer: Each unit will be connected to a sanitary lateral, which will route wastewater to a
proposed sanitary main located at the rear of the units within a 15 ft. utility easement.

Optical Direct & Indirect - Self-flanged spun aluminum reflector for direct
distribution. 4 beam distributions range from 15°- 60°, for both direct and
indirect distribution. Offered in selectable CCT, with SelectKelvin technology,
3000K, 3500K or 4000K CCT. Minimum 80 CRI.
Thermal - Die cast heat sink maximizes passive thermal management and
achieves a L70 rated lifetime of 60,000 hours. Calculated L70 of 135,000
hours. Ambient temperature rated from -40°F to 104°F (-40°C to 40°C).
Compliance and Warranty - ETL Listed for wet locations. IP65 rated.
