'I. The premises in question is particularly physically suitable for the proposed Special Use because:
the existing use will continue unchanged.
2. The Special Use will not injuriously or adversely affect economic factors, such as cost/benefit to the community
and its anticipated effect on surrounding property values because:
the renovations will improve the softball complex appearance and the relationship to the adjacent properties.
3. The Special Use will be consistent with social/neighborhood factors, such as compatibility with existing uses and
lhose permitted under current zoning in the vicinity of the premises under consideration and how the proposed
Special Use will affect neighborhood integrity because:
the renovations will be consistent with the current use.
4. The Special Use will not injuriously or adversely affect the adequacy and availability of water, sewage and storm
drainage facilities and police and fire protection because:
the current use will continue generally unchanged. and improvements to meet current standards are incorporated.
5. The Special Use will not adversely affect vehicular and pedestrian traffic in and around the premises upon
which the Special Use is proposed because:
the current use will continue generally unchanged, and improvements to meet current standards are incorporated.
6. The Board has reviewed the requirements of Ordinance Z-160, Section 21.03 (1-26) as they relate to this Special
Use, and does not find that those criteria prevent the granting of the Special Use:

The Cherry Tree Softball Complex shall be used for its intended purpose only by Carmel Clay Schoorsand the Carmel Dad's
Club. Said usage shall be as described below. It is not significantly different than the usage in 2008. Any other use or
frequency of use will not be permitted unless approved by the Carmel Clay Board of School Trustees.

*Some game lengths may cause the end time to be later.
Currently, Carmel High School hosts one 8-team 2-day tourney and the IHSSA semi-state which is a one night (Friday)
event. Attached is the 2007~2008 Schedule for Carmel High School.
Representatives from Carmel High School and the Carmel Dad's Club shall meet with the Avian Glen Homeowners
Association within the first two weeks each July to address any issues resulting from the use of the subject premises.
