LLC Variance: Address Ground Sign o o liINDINGS OF FACT - DEVELOPMENT STANDARDS VARIANCE 1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: o the sign will be constructed and located on the site so that it will have no impact or effect on the vehicles travelling on Carmel Drive adjacent to the site. o 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: o the sign is only 3 feet high and 1 feet wide, it is architecturally complimentary to the building on the site and designed to be complimentary to the other adjacent commercial properties on Carmel Drive. u 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: u the ordinance does not provide for this type of sign age. Patients, visitors and clients of the professional tenants of the building on the site may pass the site because there is no addressing references for the vehicular traffic travelling along Carniel Drive and coming to this building. (Petitioner or his representative to sign). p U u o o o o o u u CARMEL DRIVE PROFESSIONAL PARTNERS, LLC Carmel/Clay Board of Zoning Appeals Hearing Officer Docket No. 08050003 V June 23, 2008 Meeting DESCRIPTION OF REQUEST AND STATEMENT IN SUPPORT Carmel Drive Professional Partners, LLC ("Petitioner") is seeking a development standards variance to allow for the installation of an "address ground sign" on its property located at 715 W. Carmel Drive. Please see the site plan under TAB 5 and the sign elevation under TAB 6. This proposed address ground sign is not specifically permitted under the Carmel Zoning Ordinance and as such requires a variance from the Ordinance to allow for its installation. o o u u u o o u o o u The professional office building under construction will house professional tenants, including physicians, dentists and other professional practices. In recognition of the importance of the address to allow patients, clients, visitors and vendors to easily find and access the professional building off of Carmel Drive, the building was given the address of 715 West Carmel Drive. The proposed address sign (3 feet in overall height and 2 feet in overall width) includes only the address of the building without any building or tenant identification. Its location on Carmel Drive will serve as a landmark to easily identify the location of the professional building. Its size and location will not have any adverse impact or effect on the public health, safety, morals or general welfare of the community nor on the adjacent properties. It has been designed to be architecturally similar to and complimentary with the professional building and the other signage to ensure that it will not have any effect on the adjacent area. The strict application of the ordinance would prohibit this address sign which would make locating the building by the patients, clients, visitors and vendors more difficult as they travel along Carmel Drive. This small but important sign will provide the address landmark necessary to find and access the professional building. u This address ground sign was approved the Carmel Plan Commission on May 15, 2007, as a part of the overall signage package and development plan for this professional office building development.
