The landscaping plan includes the new sidewalk to the
building from the Rangeline Road multi path, as well as
a patio area where the bike racks will be installed per
Carmel specifications in accordance with the bike
parking plan. At this time, I am unsettled as to whether
the sign location will remain in its current location or be
moved out toward the corner of the property in the
direction of the Ace Hardware. We will not move
forward with any purchase or installation of the signage
without confirmation from Carmel that we are 100% in
compliance. I will attach the planned signage designs
with the hopes that we can have conditional approval to
move forward with building renovations and stay in
touch for sign approvals once we confirm final details.

Just a quick note that I understand the sign size restrictions and have been /
will be working with Christina & Aliza to conform with dimensions of each
sign. The attached initial sign proof does NOT have accurate sizing as it
stands, but this will be revised. Please use the visuals attached to provide an
initial approval regarding the general visual of the sign creation as it is the
direction we wish work toward for the look of the sign.

I uploaded 2 versions of a site plan using the original
survey that adds the sidewalk from the multipath, as
well as the bike racks x 2. At this time, I am reflecting
the yard sign in its existing location. We are currently
getting the property marked through 811 to see if there
is a place to move it further toward the front corner of
the property. I will work with Aliza on that if that were
to play out, but for now I know the sign can reside in its
current location so that is what I will reflect on this site
plan.

It would be nice to see some decorative grasses planted in the extra space at
the base of the sign (inside the brick base) on both sides. We should not be
able to see any gap between the bottom of the sign body and the area
below it above the inside of the base.
A landscaped area at the base of the sign is required per UDO sign
standards, so using these two areas to fulfil part of this requirements would
work well.

The landscaping request is understood and we will
create some sort of landscaping visual at the base of the
new sign. It definitely looks bare in that space today!

Thank you. Please make sure to include this information
when applying for a permanent sign permit and have
the sign company (when contracted) calculate the
spandrel panel dimensions and include that in the
submittal for the permit.

I'll be honest here... I have provided the gable width of
338.5 inches and gable height of 127 inches. I do not
understand how to calculate the spandrel panel width
and height dimensions. I can tell you based on your
projected area when you gave me a rendering
suggested to maximize the sign size in that location... it
looks like the approximate spandrel width (green box on
my drawing) is 214 inches wide x an approximate
spandrel height of 63 inches tall. I promise to confirm
with you prior to ordering signage.

Will submit exact sign size for approval prior to
ordering, but have provided exact gable dimensions on
the Updated North South Elevation that has been
uploaded. Also, have posted the "estimated" maximum
sign size provided by Aliza.

using our online permitting site.
N. Temporary Sign; Construction Site:
1. Sign Classification: Construction Fence or Ground.
2. Number and Type: One (1) sign per Street Frontage.
3. Maximum Sign Area:
a. Construction Fence Sign:
i. Twenty percent (20%) of total mesh area.
b. Ground:
i. Residential Zone: Sixteen (16) square feet.
ii. Business/Industrial/Manufacturing District: Thirty-two (32) square feet.
4. Maximum Height:
a. Construction Fence Sign: Not to exceed height of Construction Fencing
b. Ground: Eight (8) feet.
5. Location:
a. Construction Fence Sign: Shall be installed on Construction Fencing.
b. Ground:
i. Shall be a minimum of five (5) feet from the street right-of-way.
ii. For lots with more than one (1) Street Frontage, the distance between any

Yes, it is correct that this is currently the trash enclosure
area. The design showed what the trash enclosure
would look like if we added a double door. We have
not ordered a door for this and at this time it will remain
with the current exterior "gate type" doors. Is it fair to
assume the City would not be upset if we were to
upgrade the visual of this at some point? To be clear, it
will remain unaffected at this time.

Door here?
Section 5.29 of the City's UDO requires bike racks to be installed within 50'
of the entrance of the building they serve. Is there going to be a door here?
If not, where will people using the bike racks access the building?

There is a door at that specific area that has been added
per the request of the City. The door is approximately
15-20 feet away from the bike racks and that door can
be seen on the elevations for confirmation. The door
can be seen on the West elevation for your reference.
On the Updated East West elevation that has been
uploaded you will see the door to the left of the center
gable.

Bike Rack orientation
Please consider installing the racks so they are positioned at a 90 degree
angle from the current proposed installation. This would provide easier
access to parking bikes on the racks without having to swing bikes around to
position them on the racks appropriately.

We were not intending to rework the concrete on the
back of the property at this time, but will give it
consideration. The ramp you noted is a ramp that has
been there since inception to create access and we
assumed it met the code since it was put in for a law
firm originally. We are also adding an ADA compliant
sidewalk on the front from the Rangeline Road multi
path as well. We noted in the response immediately
below this that there are actually 2 ramps and the other
ramp is adjacent to the trash area. It is right next to a
parking spot. We always thought this was the ADA
parking area. It seems to have a shallow grade. The
question was asked below if "please consider" means it
is not required, but the City would like to see this
addressed. Please clarify. The response below is a more
effectively worded response that somewhat captures
this issue as well. Please read that as part of your review
of this particular request.

ADA parking compliance.
The existing ADA parking aisle next to the ADA parking space does not
comply with ADA standards because it leads to a curb rather than an
accessible ramp to the sidewalk. Please consider reconstructing this parking
space aisle so that it complies with ADA standards and provides full
accessibility to the building from the parking space.

We might have a different view of what parking space is
ADA. I know there is a single space on the north side of
the building that lacks a ramp right in the area of the
parking space, however, there are 2 ramps from the
parking lot to the sidewalk to create access. One is
immediately next to a parking space directly adjacent to
the trash area. It is relatively hidden. I assume it meets
the requirements since it was originally built by a law
firm and it was not part of our phase one plan. We will
consider the is request, but is it fair to say that the fact
we are being asked to consider this means it is not a
requirement? Please understand we aren't being
difficult, but we are putting in a sidewalk from the
Rangeline multipath that meets the ADA requirement, in
addition to having another access we thought already
met the ADA requirement. Certainly we want to create
reasonable access for our guests that might have a
disability, but we were not planning this as a phase one.
So, I assume the word consider is a polite way of saying
the City would like to see us improve this for our
potential guests, while not required. Please clarify.

Do I have to alter this at this time if I am not quite
settled on the exact sign details just yet? My intent in
providing these renderings from one of the sign
vendors being considered was simply to show you the
concept and see if it aligned with a potential approval. I
have yet to settle on the exact vendor at the moment,
so I am reluctant to finalize these details just yet. I note
in the response below that I will work with you on every
detail prior to doing anything with sign ordering.

At the moment, I will specify that the cabinet will be
opaque for purposes of providing you an answer. I will
also reiterate that I am not ready to finalize exact
signage details beyond the concept at the moment and
I am really hoping to move forward with the
construction permit related to the building renovation
with the understanding that (1) we will be working on
signage and (2) I will not do anything that you have not
approved. If that is not possible, then I will stop
everything else I am working on to get the signage
finalized, but I was hoping to delay this decision just a
bit longer.
