Regarding #2, section C
The plan is to keep the house as it is with no visable outward changes. There will be no
structural changes needed (even internally). Since there will only be 3-4 cars we do not
need to expand the current driveway. As you can see from the survey, there is a small
asphalt turnaround that will easily accommodate the 1 or 2 cars that will not fit in the
garage.
Since my business has no customers that come to my office, we will not need any
additional parking. And we do not come and go much. Once the women an-ive at work,
they stay here until it is time to Leave.
Since the nature of my business is not conducive to attracting any walk in business we do
not need any lighting or signage. Thus keeping the look 100% residential.
We will not require any additional drainage, landscaping or any additional proposed
structures for any reason.
There will be no trucks delivering materials. We will only have a UPS truck come once a
day. Regarding trash, we only use one norn1al container that is what residential uses. We
recycle our paper.
Regarding documentation supporting this proposal:
I would like to start by saying I am by no )l1eans trying to disrupt Cannel's zoning plans.
I am only trying to find a place to hang my hat. It is my desire to fulfill any and all of
your requirement to allow me to operate my business.
I have been in business for over 25 years and am now in need of a bit larger facility. The
reason I desperately want a house to work out of is the fact I can not afford the cost of a
commercial site. I have earnestly looked for the past year and everything up north (which
is where my co-workers and myself live) costs at least $350,000 or more for a facility as
large as we need to operate our business.
Paying rent is an option but not a very good one because as you know rent in the Carmel
area for the square footage needed is around $2,000 and more a month. I can not afford
this, we simply do not have the funds. We are very small potatoes and am cun-ently stuck
bet\veen a rock and a hard place. Yes, I have some part-time working mothers but we do
not have extra funds to be able to buylrent the facility we need. And I would really like to
have something later on down the road T could call mine so I would really like to buy
something. This would not be possible if I paid rent. 1 feel like I'm stuck with no where
to go.
I realize the area is cun-ently zoned residential and I plan to keep the house looking 100%
residential. (I keep a very nice yard and love flowers) I have noticed 3-4 houses have
been for sale on this stretch of 1 1 6th street for as long as two years. The house I am
looking at has been on the market for around a year and the real estate person said they
have shown it over 40 times with no interest because of the noise on 116th. I appeal to the
board to allow me to operate my business here because as time passes this section will
truly become nearly impossible to live in because of the increasing traffic and noise. But 1
will add my business will positively not contribute to the traffic because there is little
coming and going with me and my coworkers. The Board is aware of what bappens to
houses that no one wants to buy and they become rentals. This is an unsightly proposition
for both the neighbors and the city of Carinel.
The neighbors I have spoken with are concerned that the properties on 1161h will become
rentals, thus driving their property values even lower than wh(j.t they have been declining
to. This is a reasonable assumption. As you probably know there are several houses on
this street that are in declining states. Do I!ot let this house I am trying to purchase
become another one in a declining state because of it becoming a rental. The current
owners in the area that I have been able to talk to are eoncerned as well that after living in
their houses for as long as 32 years, the biggest investment of their lives could be
dwindling from under them. If I am allowed to operate my business I will keep the
property values higher by maintaining the place, the city will be happy because the
property will continue to have a residential look, thus keeping with the city's plans.
Just to let you know, 1 currently do eat b.fast and lunch at my office now. When it snows
I sleep at the office instead of fighting the traffic back and forth and when 1 am working
late I stay at the office too.
1 am willing to comply with any and all conditions the board suggests to allow me to
continue my business. If you want to put certain conditions on the zoning instead of
giving me the entire variance, I am fine with this. All I want is to be able to have some
place I can work until r retire. I am aware you do not want to "piece meal" this area out
but please make some kind of concession that allows me to work in the county 1 live in. I
am not needing a full commercial variance, I simply want a place I can call my own and
to work in. r will sign anything that states I will only use the property for what is agreed
upon and not ask for anything else down the road. Again, I really feel my proposal is the
best for the city and the neighbors. I truly thank you for your consideration ofthis
