HomeMy WebLinkAboutPacket Weston Pointe Retail Outlot Reese Kitchen Signage 11145 Michigan Road Docket Number 08050005 V Statement of Variance The applicant requests a variance to the maximum size of a wall sign from 40 square feet to 60 square feet to allow for improved visibility and better scale to the sign band and building facade. The multi-tenant retail center is smaller that most along the US 421 corridor. The multi -use retail center has space for 6 tenants maximum or 240 sqft of wall signage. Reese Kitchens desires to occupy two (2) tenant spaces in the middle of the building or 40 feet of frontage. Normally, this would allow 80 sqft of wall signage with two (2) separate tenants in the same space. Since only one tenant is occupying these two (2) spaces, Reese Kitchens is restricted to just 40 sqft of wall signage. We believe this would be out of scale and character with the other tenant signs and create a visual hardship on any tenant that occupies more than one (1) tenant space. The request for 60 sqft would continue to fit nicely within the sing band and columns of the building's front fayade. Statement of Support The owner would commit to the City of Carmel that there would be no net increase in overall signage allowed or 240 sqft on this building. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: 2. The proposed sign would be installed by a professional sign company. The sign would only display the' name of the business and would not have an adverse impact on the morals or general welfare of the community. The use and vaTue of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The proposed sign would market a retail business similar to other retail businesses in the immediate area. The retail building is within an intregrated center. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: The large space the tenant would occupy makes the maximum sign allowl difficult to read and out of scale with the building. The business would not be as effective in marketing' to the,general publd~ with a smaller sign. DECISION IT IS THEREFORE the decision of the Carmel/Clay Board of Zoning Appeals that Development Standards Variance Docket No. 08050005 V is granted, subject to any conditions stated in the minutes of this Board, which are incorporated herein by reference and made a part hereof.
