Explanation of why variance/waiver is being requested: We are seeking a variance to increase the maximum building setback line to 33.1 feet due to site constraints. Shifting the units westward to comply with the required 20-foot maximum front setback would cause the building footprint to overlap with the 15-foot utility easement designated for the proposed sanitary main. Additionally, this adjustment would reduce the available space for the sidewalk leading to Fairfax Manor Drive, limiting the number of stairs. As a result, we would be unable to establish a finished floor level at least two feet above the sidewalk level at the front, as required by The District PUD (Z-587-14, Section 7.3(D)).
