The applicant seeks the following development standards variance approval for townhomes: 8. Docket No. PZ-2025-00115 V The District PUD, Section 5.1(B) Maximum 20-ft front setback required; 33.1-ft requested. The 0.68-acre site is located at 1260 Fairfax Manor Drive (Grand & Main subdivision, Block 3A). It is zoned PUD/Planned Unit Development (The District PUD Ordinance Z-587-14). Filed by Gehan Mendis of American Structurepoint, Inc., on behalf of McKenzie Homes, owner. General Info: • Petitioner seeks approval to construct three 4-unit townhome buildings in the last vacant section of The District PUD. • Variance approval is requested for the west building setback of the westernmost townhome unit. • This is a Corner Lot with two street frontages – Grand Vue Drive and Fairfax Manor Drive. • Surrounding this site are townhomes, apartments, a detention pond, and The Olivia mixed use building. • Please see the Petitioner’s BZA Info Packet for more details on the variance request. Variance Requested: Front Setback - • The District PUD Ordinance requires a maximum 20-ft front yard building setback, and 33.1 feet is requested from the western, secondary street frontage (Grand Vue Drive). This is a variance of 13.1 feet. • The townhome unit will still be pulled up to Fairfax Manor Drive, the primary street frontage. • The area between the townhome unit and the side street will be landscaped with grass, trees, and plantings. Remaining Review Comments: • The Petitioner addressed all planning/zoning review comments. Final Comments: • The Planning Dept. supports the variance request. The small green space area that will be created as a result of this will add to the visual interest of the immediate area. Findings of Fact: • Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet. Recommendation: • The Dept. of Community Services (DOCS) recommends positive consideration of the variance request, and with the adoption of the Findings of Facts submitted by the Petitioner.
