FYI – I asked Shelby with the Carmel Engineering Dept. about doing plantings in that alley ROW south of this site.
She let me know that “the city engineer is okay with putting plants in the ROW but recommends the Urban Forester
keep any eye out for any fiber lines or other utilities in the ROW and to plant around them.” I will add a comment
about this in ProjectDox, so that the Petitioner knows. Thanks,

We met a few months ago with you and our client, Joe Leonard, regarding his property at 695 1
Ave SE.
We plan to file for BZA Variances by the 6/16/25 filing deadline.
Attached are initial project exhibits and Joe is seeking approval to build a tri-plex building on the
site.
In addition to the Variance applications, we will also be seeking Consent to Encroach approval
through Engineering Department and Board of Public Works as it relates to the City’s ROW/Alley along
the southern perimeter of the site between Joe’s property and Carmel United Methodist Church.
Please give us some days/times next week that we could meet with you in advance of filing on
6/16.
